The number of sales of single family homes declined –28% for the first two quarters with the first quarter showing only a –4.3% declined as opposed to a –44% decline for the 2nd quarter. Condominiums and PUDs saw a similar decline in sales from 38 for the first two quarters for 2003, an overall decline of –13.6% with the first quarter up 1% and the second quarter a decrease of –33%.

The median sales price for 2003 is $668,150 in comparison to $722,500 for the same period in 2002, a decrease of –7.5%. The first quarter of 2003 saw a median sales price increase of 7.7% with the second quarter median sales price falling to –19.2%. Condominiums and PUDs median sales price for the first half of 2002 was $367,667 vs. $362.834 for the same period in 2003 a decrease of –1.3%.
